    Soim Real Estate Data Observatory: what we measure and how

    What the Soim Observatory is

    Every day our infrastructure collects, normalises and reconciles real estate data from cadastral and registry sources, listing portals and the archives of the agency networks running Soimsoft. The Observatory is the public side of that work: periodic reports sharing aggregates and methodology, never personal or individually identifiable data.

    Dataset coverage

    The current perimeter covers more than 2 million properties with territorial attributes, 2.2 million ownership positions linked to those properties, and a flow of about 1 million records refreshed daily across new surveys, changes and enrichment. The geographic focus is North-East Italy, with the highest information density in Veneto and the provinces of Padua, Vicenza, Treviso, Verona and Venice.

    How we normalise data

    Value comes from reconciliation, not volume: addresses reduced to a canonical form, properties deduplicated across sources, ownership positions linked through probabilistic matching, and a reliability score attached to every record. Each published aggregate reports the size of the base and the share of high-reliability records.

    The KPIs we publish

    Four stable metrics: census coverage over the monitored territory, supply/demand match rate observed on networks using the platform (currently 97%), data freshness (share of records refreshed in the last 30 days) and completeness of key attributes. They are the same indicators agencies see in their dashboards, read at aggregate level.

    What we do not publish

    No personal data, names, contacts or figures traceable to a single identifiable property. No price estimates presented as official surveys: when we release value indications they are declared as our own elaborations, with calculation base and uncertainty range.

    Yes. We publish only territorial or statistical aggregates — no personal data, no contacts, no figures tied to an identifiable property.

    Do you provide custom extracts?

    On request, within the limits of source licences. Common requests cover a single province, a property type or a 24-36 month historical series.
